Our experience with renting this condo was exceptional...great location with beautiful views..the property managers were great making the process stress-free! My only suggestion would be to clean the windows before new guests arrive...the video of this unit shows the great views but the windows weren't clean enough to get the full impact of the great location (I realize that the moisture from the ocean breeze causes salt buildup but it would have been nice if some of the big windows facing the ocean had been cleaned prior to our arrival) The condo was well stocked with the essentials for a beach stay and again, the location was unbeatable--beautiful views, quiet, close to the beach, pool & great restaurants. I would definitely recommend this to anyone traveling to Maui!
We had an absolutely marvelous vacation in Maui from 03/12 to 03/21 and part of the reason that it was so perfect was the villa we rented from Aloha Properties. The view from the Villa is stunning and we felt like royalty wth the 180 degree view of the ocean and coastline. It was breathtaking and energizing. We spent each morning drinking coffee and watching the whales frolic in the waters near the villa and each evening watching them play while we drank our glass of wine. The walks along the coastline trail, snorkleing in both Kapalua Bay (just a five minute walk from the villa) and Honolua Bay (a 10 minute drive north)and eating in local restaurants....Sea House for breakfast and appetizers, Merrimans for dinner and for our last night a very special (read expensive) dinner at The Banyan Tree all made this a spectacular and memory filled vacation. The unit was nice and had everything we needed. Although the carpeting could use a good cleaning it didn't take away from our wonderful time spent in Maui. We'll be back!
The view from this condo simply cannot be beat -- ocean, sky, and people walking on the Kapalua Trail (they cannot see into the condo, but you can see them). We found the furnishings to be comfortable. We hope to go back, in spite of some negatives with the property. Here are the negatives: 1) not much privacy inside the condo, as the master bedroom is a loft over the living room and the 2d bedroom (downstairs) has a louvered door rather than a solid door (so that noise passes through). There were only 2 of us, so this wasn't a huge problem for us. I wouldn't rent this condo with another couple, though -- not enough privacy. 2) Maintenance items: Stained carpet in every room that has carpet; noisy fan (a serious rattle) in one of the air conditioning blowers (not a problem for us because we didn't use the AC); and signs of water damage. Overall, the condo was clean when we arrived -- but the oven had not been cleaned. 3) The covered veranda shown in the photos is not a big as it appears in the photos -- in fact, outdoor space is quite limited. This was not a problem for us -- it's often too windy to sit outside in Kapalua, we are not sun-worshippers, and the the condo offers great windows for cross-ventilation. Guest Services was fine with check-in and check-out; however, the GS people cannot answer questions about Kapa1ua (they are down in Kihei). It would be great if the property manager left some information on Kapalua (restaurants, the very handy Kapalua shuttle, a map of Kapalua) in the condo. Condo was missing a bath-tub stopper and kitchen pot-holders. These items were brought to us the same day we called to say we needed them -- but I'd rather not have to call (or have the intrusion).

Great property; great location; great views of the ocean! The only caution I would give is that because of it's location, it is very, very windy. When it rains, water comes in the windows, which aren't very air tight, and gets the floors wet and creates a musty smell and appears to create maintenance problems. Also, despite what they tell you, there is no grill on the lanai. But there is a very nice grill at the pool area which is right across the parking lot in a more protected area without so much wind. Would I stay here again? Absolutely!
The amazing views and a wonderful location made our honeymoon in this villa incredibly special and something we hope to do again soon. Jonathone and his office were extremely helpful and wonderful to work with during the planning process and during our stay. We can't thank them enough and look forward to staying in one of their properties again soon.
The townhouse was great for all 5 of us! Quiet, clean and private. We also enjoyed a day at the Kapalua Spa-beautiful facility with a terrific infinity pool. Highly recommend this townhouse & Aloha Luxury Properties.
We had an incredible stay at the Kapalua Bay Villa. It was the highlight of our trip- spectacular views to wake up to everyday, the pool and grill was close to the unit and we pretty much had it to ourselves. The place had a well equipped kitchen and ample beach gear for the family. What a special place to stay- can't wait to come back and stay longer!

We took our 20 year old daughter and 23 year old son to this condo and had plenty of room. The condo is in a beautiful area and I have stayed in many areas from Wailea to the South to Kapalua to the northwest. It is close enough to Lahaina to visit but not as hot and balmy. It has all amenities to cook meals with an unbeatable view. We used the grill by the community pool which is very close to the condo. We had breakfast at the Gazebo and Ritz Carlton and enjoyed both. Favorite restaurants include Cool Cat Cafe, BJs now called Lahaina Pizza Co, and Sansei. We will definitely be back
The views were wonderful. The trade winds really cool the villa nicely. The naster is loft with spectacular views, but no sound separation from the living room below. Enjoy the walking path to 2 beaches right outside your door.
We just returned from our week-long stay at the Kapalua Bay Villas Unit 34B. Our daughter had just graduated from high school, so we were taking the trip for her to celebrate. She had never been to Maui, so we wanted to find just the place to make this trip a memorable one. I had searched for months, and finally came across this condo. I am so glad we had chosen this to be the place we spent our vacation! It was better than expected and the pictures were very accurate! Our view was breathtaking! Our children and ourselves were able to wake up each day to the beautiful sunrise and ocean view. It cant get better than that! Jonathan Herman was so helpful with our reservation and stay, I cant thank him enough for making this trip the best one yet. Looking forward to visiting again next year! MUCH MAHALO!
The views from the condo were exceptional - ocean front with lots of windows. Saw lots of whales. Only issue was the weather was cloudier and windier than expected.
Everything was as advertised...clean, remodeled and a great location! We watched the whales right from the kitchen table. Highly recommended!

Words can't describe the beauty, the peace or the total awe we experience every time we visit this property. Whales, rainbows, sea turtles and other spectacular views, from any window in this gorgeous home. Everything we needed was right there. And, anything else we wanted, was very close. We'll return over and over again. Mahalo!

This is a very comfortable and beautifully furnished condo on the ocean at Kapalua. There was more than enough room for our family of five. The views were amazing and the location peaceful. We were really happy to have had the opportunity to stay there. It is close to some great beaches and snorkeling locations. All in all a wonderful time.

While overall our stay was wonderful and the property was excellent, there are several minor things that could be done to make one's stay more comfortable: 1. Clean the windows! The view is spectacular but we had to clean the windows when we arrived. Another party just checked out before us so the cleaning service did not touch the windows before we arrived. 2. Buy some cleaning supplies. With a glass top table in the dining room, it would help to have some cleaning supplies -- also there were no cleaning supplies in the bathrooms! With no daily maid service, a few bucks spent on cleaning supplies would help. The starter supplies provided did not include cleaning products!! We had to buy them. 3. Add some towel hooks or a towel bar in the bathroom. There is no where to hang your towels - we draped them over an open drawer!! 4. Fix the outside sliding screendoor. It was constantly off track. 5. The carpets in the bedrooms were filthy -- major spots from spills that the cleaning service did not get out. A carpet cleaning service needs to be hired to thoroughly clean the carpets or they should be replaced. 6. Tell the owners to break down and buy a flat screen HD TV for the living room!! The TV that is there is terrible. If the property is billed as a luxurious property, a few bucks spent on a new TV would help. Even Best Western motels have new flat screen TVs!! 7. And finally, change the check-out time to 11:00am -- 10:00am is ridiculous!! Since the cleaning service is doing such a lousy job anyway, they don't need all that time!!
Everything was great except one fact that the guy who manage this property did not give me the code to get into the property. We had to stick around for nearly 2 hour untill we could reach some one who can gave us the code.
As any of our past guests can tell you, Aloha Luxury Properties takes pride in working with the guest to track and support their arrival. However, for that to work, the guest must be in communication with us! We emailed the Property Access information to this guest on 3/8 for a 3/20 arrival. We called the guest multiple times prior to arrival to confirm they received the information. We never heard back from the guest, so we had no idea when they were arriving, flight info or even a cell phone they would be using. Most importantly, this guest thought it wise to show up on Maui without access information and without contacting us in the days ahead of time. Upon arrival at the property, the guest called our main number, but did not leave a voicemail. The guest proceeded to call a few more times, but again, never left a voicemail. The moment we were able to get in touch with this guest, we provided the access information. We recommend that all travelers be sure to have the necessary access information in their posession prior to arrival at any destination!
The unit has a beautiful view and is very open. The property manager was very helpful in correcting several shortcomings the unit had -- they supplied appropriate cleanings materials for the outside windows, they corrected windows that did not close adeaquately, etc.
This quality condo should have at least one HD TV. The window louvers need repair. The wind blows through creating problems. I'll send you an email of our solution. It was not good. Lighting is poor in the sitting area. In spite of this we had a great time.
We were very pleased with our recent stay in this Bay Villa. We had some minor maintenance issues but the manager was vrery helpful in dealing with it. The location and views were some of the best in the Bay Villas. We had no idea how good it would be to up from the ground level, but it was the best being on the 2nd and 3rd floors. The furnishings could be updated compared to other units we saw, but it did not detract at all from the saty. It was also equipped with everything you needed to enjoy an extended time in the unit. I would highly recommend this location and unit.
The property location was very nice. The refrigerator did not work. I called on a Saturday and they did not fix it until Tuesday, so that was inconvenient. Also, the door to the outside in the master bedroom leaked terribly. It rained a lot while we were there and the water poured in under the door which we had to keep cleaning up. It has been leaking a long time because there is a big bulge in the downstairs ceiling from longterm leaking. I would think the owners know. But overall, it is a nice place.
We started by renting in Kapalua. The condo was in need of some updating and cleaning. All the ceiling fans were caked with dust and grime. there were rust and water stains everywhere on walls and lighting switches. There was a slimy feel to the place and the refrigerator was not working properly and eventually stopped working completely. When I called to complain, Aloha luxury properties moved us to Makena Surf, which, though not as private, or as big, was extremely beautiful and the property was maintained much better and everything worked properly. Overall, I found it a great experience working with Aloha Properties and would do so again.
This property had a great location. It was idea for walking the trails, visiting the beaches, and the view was spectacular. However, maintenance on the villa itself is greatly needed. The windows were absolutley filthy and distorterd the view from the inside of the property. I actually spend an hour wiping down the outside windows due to the build up of the sea salt. The air conditioning in the main floor bedroom never fully worked to its optimum. It made for diffuclt sleep conditions, as it was very warm in that particular room. Our 3 year old son actually slept on the fold out bed in the main living room. Also, I was dissapointed we were not entitled to Bay Villa discounts. I did hear other Villa renters tell me they were given a discount card for restaurants and golf. Apparently, we were not entitled because we used a private vacation rental company. At $500 U.S/night, I'm not sure I would stay here again. The RITZ CARLTON right next door charged the same nightly rate as we had paid. I beleive they had more to offer dollar for dollar ammenity wise, and would consider staying there upon my next visit to the area.
As the owner of this wonderful property, we would like to take a moment to respond to the review above. 1)Windows: Our property is located directly in front of one of the most amazing ocean settings in the world. It’s so close; you can actually taste and smell the ocean from the property. As a result, the surf and salt occasionally coat the windows, especially when there is high wave action. We clean the windows between guests and also provide regular deep cleaning. Unfortunately, we are so close to the ocean that the windows can smudge up again very quickly. We were not made aware of any issues with the windows, or we would have been more than happy to send one of our many teammates to the property to clean them. 2) Air Conditioning: We were not made aware of any issues with the Air Conditioning. We have a full time maintenance person and regular maintenance with a professional A/C company. We would have been happy to work on any issues the guest may have had. 3) Discount Cards: To get the discount cards the guest is speaking of, one would have to rent directly from Kapalua, as compared to renting from the owner. The guest would have paid significantly more money to rent a unit similar to ours from Kapalua. While the Ritz-Carlton is a wonderful hotel, we do not find that a Hotel Room with "some" Oceanview compares to an Oceanfront, 2 bed/2bath luxury property with a full kitchen. While the Ritz-Carlton does have two bedroom units, these are three times the cost of our two bedroom unit. Additionally, the Ritz has only oceanVIEW units, while ours is oceanFRONT .
